Veranera Suites Rules, Policies and Liability Waiver Agreement
1. Self check-in from 4:00PM | Self check-out until 11:00AM. We do not offer concierge service, nor luggage storage.
2. No shows means automatic cancellation by the guest without refunds. The guest will have until 11:59PM to check-in or notify that will arrive the next day. If this is not the case and for security reasons, the accesses will be canceled and the property will become available again to be booked. Guests can access the property from 4:00PM (on check-in day) to 11:00AM (on check-out day). If for any reason the guest arrives the day (or hours) after check-in or leaves the day (or hours) before check-out, are not reasons for partial or complete refund of money.
3. Early check-in and / or late check-out has an additional charge and is subject to availability. Request and payment of early check-in must be made at least 24 hours in advance. Request and payment of late check-out must be made at 8:00AM of check-out day. Once payment is received, no refunds are made regardless of whether the plans have changed for whatever reason. Rescheduling the cleaning staff and service providers entails extra costs that must be covered. The access code will be only modified after the payment. Contact us for more information.
4. ADULTS ONLY property. For health, safety and privacy, only a maximum of 2 adults (registered guests) will be admitted. No more than 2 people, no visits, no minors, and no children will be admitted. The reservation will be canceled without refund, and the guests will have to leave the property immediately (no matter the hour) for not following the property rules.
5. Smoking is not allowed on the property, only at the parking area. An additional extra-cleaning fee will be charged from the Security Deposit.
6. Pets are not allowed on the property. For health, safety and privacy, no pets will be admitted. The reservation will be canceled without refund, and the guests will have to leave the property immediately (no matter the hour) for not following the property rules.
7. Excessive noise from 10PM to 6AM is not allowed on the property. The reservation will be canceled without refund, and the guests will have to leave the property immediately (no matter the hour) for not following the property rules.
8a. Parties and/or events are not allowed on the property. The reservation will be canceled without refund, and the guests will have to leave the property immediately (no matter the hour) for not following the property rules.
8.b External decoration is not allowed for special celebrations, no staples, no tape and no confetti (only helium filled balloons). An additional extra-cleaning fee will be charged from the Security Deposit.
9. Do not enter the property or pool with sand. Clean yourself and clean belongings in the outside shower located at the entrance of the property. An additional extra-cleaning fee will be charged from the Security Deposit.
10. Do not use towels to remove makeup, sunscreen, bronzer, wine and/or lubricant. An additional extra-cleaning fee will be charged from the Security Deposit.
11. If the guest suffers from any allergies to materials, fibers, textiles and/or detergents, must communicate it before booking. Because we do not provide alternatives; towels, robes, sheets will not be left for the stay. The guest is responsible for bringing ALL the towels, robes, sheets and comforter according to their needs. If guest does not agree and/or communicate it after making the reservation, the Cancellation Policy will apply. None of these events are reasons for partial or complete refund of money.
12. The property has a cistern. Usually there is always water service and with abundant pressure. But in case of low pressure or lack of water service, the cistern works automatically. None of these events are reasons for partial or complete refund of money.
13. The property has solar panel system with batteries as backup. Usually there is always electric power service and we have not been affected by intermittences or blackouts. But in case of intermittence, blackouts or lack of electric power service, the backup system works automatically. None of these events are reasons for partial or complete refund of money.
14. The property has internet service. Usually there is always internet service. But in case of intermittence, blackouts of lack of internet service, we are not responsible. None of these events are reasons for partial or complete refund of money.
15. The pool has a heater, it is ALWAYS ON while the pool system is on, since it works automatically with the pool system. The pool system is on from 8:00AM-10:00PM (time may vary according to the season). The temperature is preset and CANNOT be changed manually by guest. The water temperature is preset to 88 degrees Fahrenheit. Although the pool has a heater, its function is to acclimatize the water, not to heat the water as a jacuzzi due to it is not a jacuzzi. The pool has water jets, they work from 8:00am-10:00pm (time may vary according to the season). The jets run automatically at different speeds throughout the day and CANNOT be changed or TURNED OFF manually by guest. Its function is to make the water circulate for its maintenance, it is not a hydromassage. The pool light turns on automatically from 7:00pm-11:00pm (time may vary according to the season) and color CANNOT be changed or turned off before time. The pool is cleaned before each stay, the chemicals used could cause discoloration/change in color in hair, clothing, accessories, etc. None of these events are reasons for partial or complete refund of money. The use of the pool is at your own risk, we are not responsible for any type of accident or damage. We recommend that you do not use the pool under the influence of alcohol, medication or any substance that can cloud your senses. We recommend that you only use the pool if you know how to swim, otherwise we recommend hiring a lifeguard.
16. The property (interior, exterior, pool and green areas) is cleaned and maintained before and after each stay. Even so (because the property is surrounded by nature and close to the beach) sand, leaves, flowers, seeds, insects and arachnids can be found both in the pool and in the surrounding area after it has been cleaned. The property is fumigated monthly. Even so (because the property is surrounded by nature) you can find animals such as (but not limited): mosquitoes, arachnid, insects, and reptiles on the property. The property has outdoor areas and amenities, although they are cleaned and maintained between stays, it is possible that due to variable and unpredictable weather conditions they may be wet before or during your stay. None of these events are reasons for partial or complete refund of money.
17. The property is cleaned upon arrival of the guests. The guest has 15 minutes after arrival (check-in day only) to report cleaning issues. After this period it will be understood that the problems were caused by the guest and/or nature. As mentioned in the previous rule, the following (but not limited) are not covered as cleaning issues: sand, leaves, flowers, seeds, mosquitoes, arachnid, insects, reptiles and wet areas. Mid-stay cleaning of the property is available with additional cost. None of these events are reasons for partial or complete refund of money.
18. Stays during hard rains (mostly on May and June, but not limited) could face a Puerto Rico natural phenomenon of flying termites. This occurs every year after hard rains, but cannot be predicted. They are no dangerous, but cannot be exterminated and are difficult to clean. They fly during the night (after a hard rain) and are attracted by lights. This event is not a reasons for partial or complete refund of money.
19. During the hurricane season in Puerto Rico (but not limited) you can experience torrential rains, floods, landslides, electrical storms, tropical storms and hurricanes. The property is outside the flood and landslide zone.
19a. It is the responsibility of the guest to investigate in advance, if the date selected for the stay is within the hurricane season and/or rain season.
19b. It is the responsibility of the guest to monitor and stay tuned for updates on such an event prior to and during their stay. Emergency contacts will be provided.
19c. Booking a stay during hurricane season and/or rain season is at your own risk. We are not responsible if your stay coincides with an event of this type, they are natural and unpredictable events.
19d. We are not responsible for damage to property, vehicle or your person (or companions) during your stay. We are not responsible for loss/postponement/cancellation of activities, tours, restaurants, car rentals, transportation, flights and/or reservations of any kind before, during or after your stay.
19e. Decisions about the stay will be made based on the most recent information of the event (11:00 am local time) on the day of "check-in", not before. These decisions are at our discretion. If you do not agree with the decision, the Cancellation Policy applies.
19f. None of these events are reasons for partial or complete refund of money. Please refer to your travel insurance, credit card insurance, medical insurance, car insurance, life insurance, accident insurance, etc.
20. Health and Safety Rules:
20a. The property is not fully fenced, only the front area and side areas. The rear area (area behind the pool) is not fenced. Wild animals that live in the surroundings such as (but not limited): iguanas (lizards), snakes and cats may have access to the property. None of these events are reasons for partial or complete refund of money.
20b. The property is located in a tropical climate of a Caribbean island, so the presence of different plants and animals (insects, arachnids and reptiles) could cause allergic reactions if you come into contact with them. None of these events are reasons for partial or complete refund of money.
20c. The area behind the pool (rear area) is a slope, which is marked with a “No Trespassing” sign. Failure to heed this warning may result in slipping, falling and injury. Rescue or medical assistance would be difficult to access. None of these events are reasons for partial or complete refund of money.
20d. The pool does not have railings on the stairs or around it. Nor is fenced around. Failure to heed this warning may result in slipping, falling and injury. None of these events are reasons for partial or complete refund of money.
20e. The deck is marked with a “CAUTION: Slippery when wet” sign. Failure to heed this warning may result in slipping, falling and injury. None of these events are reasons for partial or complete refund of money.
20f. The outdoor shower stays wet after use. It is marked with a “CAUTION: Slippery when wet” sign. Failure to heed this warning may result in slipping, falling and injury. None of these events are reasons for partial or complete refund of money.
20g. The property can not be used for medical use such as (but not limited): abortions, births, postoperative procedures, recoveries, etc. The reservation will be canceled, and the guests will have to leave the property immediately (no matter the hour) for not following the property rules. An additional extra-cleaning fee will be charged from the Security Deposit.
21 .Veranera Suites is a private property, the Property Rules constitute the Property Code of Conduct. As required by Law 179 of 2007 of Puerto Rico. The Property Rules must be read and accepted before the reservation is requested, accepted and confirmed and finally access to the property is authorized. In the event that the guest does not follow the property rules and the reservation is canceled, the guests have to leave the property immediately (no matter the hour). If the guest refuses to vacate the property, utilities (electricity, water and internet) will be suspended and access disabled. If the guest does not leave the property, it constitutes the crime of Trespassing. Therefore, the authorities will be notified and the pertinent legal actions will be taken. Authorities will be contacted to expedite eviction. Due to the fact that when canceling the reservation the guests do not have the right to be on the private property, the vehicle(s) will be removed by using a tow truck. The guest is responsible for covering the expenses of the tow truck or will be charged from the Security Deposit. None of these events are reasons for partial or complete refund of money.
22. If for any reason you need to change the date of the stay, NO CHANGES ARE MADE. As you know, our Cancellation Policy IS NOT REFUNDABLE and the you agreed when booking. We are very sorry, but no date changes are made regardless of the reason that affects you, your companion, your family member, etc. This applies to (but not limited): emergencies, hospitalizations, pregnancy, deaths, work reasons, personal reasons, educational reasons, religious reasons and/or changes to the travel plans (by you, by your companion, by the airline, by the car rental company, by the travel agency and/or any third party). Please refer to your travel insurance, credit card insurance, medical insurance, car insurance, life insurance, accident insurance, etc. These updates are effective immediately. Regardless of when the stay was booked or when the date of the stay is.
23. If for any reason you need to cancel your stay, refer to our Cancellation Policy for the amount of your refund (if any). As you know, our Cancellation Policy is NOT REFUNDABLE and you agreed when booking. This applies to (but not limited): emergencies, hospitalizations, pregnancy, deaths, work reasons, personal reasons, educational reasons, religious reasons and/or changes to the travel plans (by you, by your companion, by the airline, by the car rental company, by the travel agency and/or any third party). Please refer to your travel insurance, credit card insurance, medical insurance, car insurance, life insurance, accident insurance, etc.
24. Any item left in the property will be collected in plastic bags (regardless of value) and placed outside the property (parking area). Guest must claim their belongings immediately after the established check-out and pick up within a maximum period of 48 hours, without disturbing the current guests. We are not responsible for items left on the property and/or belongings that are not picked up in the agreed time. After time has passed, it will be discarded. None of these events are reasons for partial or complete refund of money. In the event that the guest has not checked-out at the established time, their belongings will be collected in plastic bags (regardless of value) and placed outside the property (parking area). Guest must claim their belongings immediately after the established check-out and pick up within a maximum period of 48 hours, without disturbing the current guests. We are not responsible for items left on the property and/or belongings that are not picked up in the agreed time. After time has passed, it will be discarded. None of these events are reasons for partial or complete refund of money. In the rare situation that a item left in the property must be sent by postal mail, it will only be through USPS. The guest is responsible for paying all packaging, tracking, shipping, insurance, etc. The process has a not refundable fee of $20 per package, it must be paid when requesting this service and before visiting the post office.
25. Liability Waiver
25a. By booking and/or entering the property (the property starts at the parking lot and ends at the garden behind the pool), all guests acknowledge, agree, and fully accept that their stay and use of the property are entirely at their own risk and responsibility.
25b. The host(s), owner(s), and Veranera Suites LLC shall not be held liable, responsible, or accountable under any circumstance for any injury, accident, loss, damage, illness, death, or incident of any kind that may occur during or as a result of the stay, regardless of cause or fault.
25c. This includes, but is not limited to, injuries or damages resulting from:
25d. Guests understand and agree that they are solely responsible for their own safety and the security of their personal belongings (including vehicle) at all times. Guests are encouraged to obtain and maintain their own travel insurance, credit card insurance, medical insurance, car insurance, life insurance, accident insurance, etc
25e. By proceeding with the reservation, check-in, or entry to the property, guests expressly waive any right to file, initiate, or pursue any claim, complaint, lawsuit, or demand of any kind against the host(s), owner(s), or Veranera Suites LLC, and agree to hold them harmless and indemnified against any liability, cost, or expense arising from their stay or use of the property.
